The San Francisco market is hot and it’s understandable that you’d want to cash in by selling your home. But, what do you do if you want a fast sale? Is it possible to get your home sold quickly with as few headaches as possible?

Of course there is!

Here are five tips you need to do to ensure your home sells quickly in today’s housing market.

1. Home must be in tip-top shape

Prior to putting your house on the market, you need to make sure it’s up to snuff. That means completing repairs and renovations. If there’s a lot of work that needs to be done, it will impact how quickly the house sells, especially if you’re not willing to negotiate on the price. Of course, not making said repairs will also impact how much you can actually list your house for, as well.

2. Curb appeal should be on point

The Bay Area is incredibly beautiful and full of charm. As a seller, you need to make sure that your curb appeal isn’t lacking because this is going to be a buyer’s first look at your home. You want to wow them, not send them running!

You can improve your curb appeal by doing a few things:

  • Paint the exterior to reflect traditional San Francisco styles
  • Maintain an immaculate green lawn
  • Plant urban-friendly greenery and flowers to add color and dimension

3. Get the interior in showing condition

After addressing any repairs that need to be made, now you’ll want to turn your focus on making the interior look like it could be from a magazine. You’ll want to put fresh paint on the walls, have carpets cleaned, refinish hardwood floors, and consider adding modern upgrades to the kitchen and bath.

You’ll then want to hire a professional stager to add touches that pull everything all together. Then hire a photographer who specializes in real estate photography. They know how to highlight the best features of your home. Professional photos are crucial for a fast sale!

4. Be realistic with pricing

One of the hardest parts of selling a house is putting value on your home. You spent a lot of time and money on your home and naturally you’re going to want top dollar. Unfortunately, you cannot let your emotions get the best of you. You need to be realistic when coming up with a listing price. You can look at comparable homes to get an idea of what houses are going for. You’ll also need to look at the location of the property and what amenities are nearby. These things will all play a part in choosing a price.

5. Find a top-selling real estate agent to work with

The most important thing you can do to ensure a fast sale where you aren’t leaving money on the table is to work with a top-selling real estate agent. They know the ins and outs of the local market and can advise you every step of the way. They won’t steer you wrong!
